Housing in Travar

I need help.

My players want a house of their own in Travar and I have no idea how much I shoud charge for it and for the taxes thereafter.

And they are not modest about it. They need something to hold seven adults and fifteen dwarven children. Their first plan is to buy a land and build the house themeselve, but I don't think there could any land lot left without anything built on it.

Anyway, is there somebody that has an idea?

That's a good question.

On top of my head, the only 'canon' prices for houses I can think of are in the Throal book where the mansions in the Estates (richest area) are described as 'at least 100 000 silvers'.

A typical house dwelling in the Weshel are rented for 100/150 silvers a month so this can gives a bit of an idea for there values.

But this is in Throal; I'm not sure what would be the cheapest when building a house between chiseling it out of a stone wall (Throal) or building it from the ground up (Travar).


....why do they have that many children with them?

As for the land, I can see a few 'empty spots on the map, or they could purchase a spot with dilapidated buildings and raze them. Or just built themselves outside the walls, there is a lot of stuff there too.

I'd be surprised if there was anything available for even a reasonable price within the walls. You could consider T'town or elsewhere on the riverfront. As well, consider a sponsor willing to provide a house for them in exchange for services. Then, when they inevitably have to investigate the murder of their benefactor, they ultimately find the property to have been bequeathed to them.

Buying in Travar should be expensive, but not impossibly so. The empty space on the map is where the large estates are supposed to be, so its not empty space ripe for building on. Having said that, go with what feels right, its your Travar. Another thing to bear in mind is that prices in the West are starting to fall (the Badlands are encroaching after all) and prices in the East are starting to rise as a result. Places to find cheaper accommodation would be Slavers Gate, its also where the livestock markets are, so it has both a stigma and smell attached which would keep prices lower. As mentioned above, T-Town and along the Byrose river front would likely be much cheaper. There is also quite a lot of vertical space in Travar, so purchasing a large apartment isn't out of the question. Old Town and anywhere near the area are going to be among the most expensive areas.
